There was an error at the end that I want the readers to be aware of.   The AS IS stated that it requires a 100,000 down payment.  I believe that this will need to be corrected to say 250,000.    The AS IS does state,  in the Form 11, that if there are 10-12 months between offers, you are not required to do the 12 months, you can do the 11 months. I would like to make it clear that I am not against requiring a down payment. The problem I have is with someone offering to pay you the full purchase price of the home, and you will not even be making that purchase.  I don't know what type of people would think they can get away with this or what kind of people are willing to make that purchase without some type of requirement in.
